Tony Giarratana announces plans for another Midtown apartment tower

Developer Tony Giarratana has plans to bring a 17-floor mixed-use apartment tower with 238 units to Midtown in a spot now home to a gas station.
The 172,398-square-foot project at 1818 Church St. includes nearly 4,000 square feet of ground-floor retail space, which Giarratana says will become home to a restaurant. Sixteen floors will be above ground. Parking will be placed on the first five floors, including one underground level, with 290 spaces.
"Amenities will include a large outdoor pool deck atop the parking garage, a two-level fitness center and club room, a bike repair room and miscellaneous gathering space areas," Giarratana said in an email. He said he expects to submit the plans to the city immediately.
Giarratana said the development represents a $50 million investment.
Giarratana said the retail space is sufficient to accommodate a single restaurant or, "more likely, a mix of uses such as a restaurant, coffee shop and dry cleaning drop-off/pick-up space," he writes. "Once plans are approved, we will work with XMi to identify potential retail tenants."
Giarratana has had the site under contract from developer Mike Shmerling, who holds the land as part of a general partnership. Shmerling is chairman of real estate company XMi Partners. Giarratana said he expects to close on the property in the next 60 to 90 days.
Humphreys & Partners Urban Architecture of Dallas designed the glassy apartment tower.
"The architecture of the building is a reflection of the evolving city life, movement that is set in a period of time," said Jonathan Delcambre, director of high density projects for Humphreys & Partners, in an email.
Giarratana credits Nashville Metro Council Member Edith Langster with helping to change the zoning in the Midtown area recently to accommodate such a project.
Giarratana is now planning a series of projects in the Midtown area. Giarratana and LaSalle investment are planning a 145-unit apartment project at the corner of 22nd Avenue North and State Street, a lot that the partnership bought in November for $2.1 million. The partnership is also working on 21 Eliston, a 105-unit apartment project at 2110 Elliston Place.
